Set on 35 acres in Lincoln, MA, on the former site of a school, The Groves in Lincoln offers an independent living campus that takes its cues from the typical New England farmhouse including steep roof pitches, dormers, and traditional window patterns.
Taking advantage of the steep topography, the 100 apartment congregate building nestles into the slope at the higher portion of the site, with parking and the ground floor benched into grade. While the building has a large footprint, the façade is broken up so as to appear smaller. This also allows for a maximum amount of exterior wall for windows, and many apartments have two and three exposures. The ends of the building wings have a smaller scale 2-1/2 story portion that echoes the scale of a single family home. All apartments have exterior balconies or patios and are complimented by many amenities including formal dining, an indoor pool and exercise suite, a café, library, wellness, and an art room and great room.
The initial phase of the project includes 38 attached and detached cottages with garages, providing another housing choice for residents. These are located close enough to the congregate building to provide easy access to amenities, but far enough away to provide a sense of privacy and independence; further options include lofts and walk-out basements in some cottages. Another 27 cottages are master planned for a future phase.
A 30 apartment, 3 story rental building is also located on the site, with access to all amenities available to the residents in the congregate building. The project is supported by a new wastewater treatment plant that incorporates solar panels into its design.
